David Hogarth of Cumbrian Properties first saw the property in Church Street, Keswick, last week. He valued it at £249,000 because he thought this price would attract interest, as well as being in a lower stamp duty bracket.

"The sellers live out of the area but they came into the Keswick office at 11am on Saturday to go through the contract and approve the brochure details," David said.

"Branch manager Karen Smith made three phone calls to people who she knew were looking for holiday cottages at this price level.

"One couple were in Keswick and went straight to the property. At 1pm they offered the full asking price, just two hours after first hearing about the cottage!

"This is the fastest sale we've ever had and an example of great team work. It's a combination of the valuer knowing the local market and the manager knowing who was looking to buy a holiday cottage at that price.

"It just goes to show what can happen if the price is right and you know your market."
